Water tank cleaning in Dubai: rules, frequency and cost
What Dubai Municipality says about water tank cleaning, how often to clean, what a proper clean includes, what it costs and what to ask a provider before you book.

What Dubai Municipality requires
The main rules are in Dubai Municipality’s Technical Guidelines for Quality of Unbottled Drinking Water, issued on 25 September 2024. They apply to drinking water and its distribution systems in all built environments in Dubai, and list residential buildings among them. The building owner, or their representative, is responsible for applying them.
- Empty, clean and disinfect all water tanks at least twice a year.
- Protect tanks from contamination, keep every tank cover intact and fixed in place, and inspect them at least monthly.
- Use a tank cleaning company approved by Dubai Municipality’s Food Safety Department.
- Have water samples taken and tested by a laboratory accredited by the Emirates International Accreditation Centre (EIAC), a week after each routine clean and at least every six months.
- Keep tank cleaning reports, disinfection reports and cleaning contracts, and show them to a Municipality inspector on request.
How often should a water tank be cleaned in Dubai?
At least twice a year, which in practice means about every six months. Dubai Municipality’s Safe Water for a Healthy Community initiative, launched in March 2025, gives residents the same advice: clean and disinfect water tanks and plumbing systems at least every six months, using companies approved by the Municipality. Some provider pages give once a year as a minimum, so check which standard a quote is based on.
Some situations call for a clean outside the routine. The guideline expects cleaning and disinfection as a corrective step when a laboratory result fails, and the Municipality’s emergency guideline calls for it after contamination such as floodwater entering the system. After a long period away, the Municipality also recommends draining stagnant water to reduce the risk of bacterial growth.
| Requirement | What the guideline says |
|---|---|
| How often | Empty, clean and disinfect all tanks at least twice a year |
| Who cleans | A tank cleaning company approved by Dubai Municipality |
| Disinfection | Chlorine at 50 mg/L |
| Tank covers | Intact, fixed in place and inspected at least monthly |
| Water testing | An EIAC-accredited laboratory, a week after each routine clean and at least every six months |
| Records | Cleaning reports, disinfection reports and cleaning contracts, shown to inspectors on request |
Who is responsible: owner, landlord or building
In a villa, the tank usually serves only your home, so the owner arranges the cleaning. If the villa is let, Dubai’s tenancy law makes the landlord responsible for maintenance and for repairing defects that affect the tenant’s use, unless the two parties agree otherwise. Agree in writing who books the cleaning and who keeps the reports.
In an apartment building, Dubai’s jointly owned property law lists tanks among the common parts of the building, so they are maintained by the building’s management rather than by individual owners. If you live in an apartment, ask building management for the date of the last clean, the cleaning report and the latest laboratory result.
What a proper tank clean includes
Dubai Municipality’s guidelines set out the main steps of cleaning and disinfecting a tank. A thorough clean should cover each of them, and the report should show it.
- Agree the timing first, so the household knows when the water from that tank will be off.
- Isolate the tank and drain it completely before cleaning starts.
- Remove the sludge and sediment from the floor of the tank. The Municipality lists settled sludge among the conditions that support microbial growth.
- Scrub the walls and floor with cleaning products approved for the purpose, then rinse thoroughly.
- Disinfect the tank with chlorine at the strength the guideline specifies, then rinse it again.
- Check the cover, fittings and overflow, and report any leak, damage or weak flow to the owner.
- Refill the tank and check for leaks.
- Provide a written report that lists the chemicals and methods used, with before-and-after photographs.
- Take a water sample about a week later for testing by an EIAC-accredited laboratory.
What water tank cleaning costs in Dubai
There is no official price list. Published prices are usually per clean and depend on the size of the tank, how easy it is to reach and how much sludge it holds.
- A home-services marketplace advertises tank cleaning from AED 499, without a stated tank size.
- One cleaning company lists prices from AED 750 for a tank of 500 to 1,000 gallons, rising to from AED 1,450 for 2,000 gallons.
- Another lists AED 950 for a tank under 1,000 US gallons, AED 1,300 for 1,100 to 4,000 US gallons and AED 1,500 for 4,100 to 10,000 US gallons.
Read published prices with care
None of these pages says whether 5% VAT is included. Most prices are for a single clean, so at the recommended twice a year the annual cost is roughly double. Check whether the price covers one tank or several, and whether a laboratory test is included.
Market figures in this guide come from the ServiceMarket, Comfort Life and The Healthy Home websites, checked on 24 October 2026. Prices change; check each provider’s current offer.
Questions to ask a tank cleaning provider
Put the same questions to every provider and keep the answers in writing.
- Is your company approved by Dubai Municipality for water tank cleaning, and can you show the approval?
- Are your technicians trained and certified for work in confined spaces?
- Do you remove the sludge and scrub the tank, or only flush and chlorinate it?
- Which cleaning and disinfection products do you use, and will the report list them?
- Will I receive a written report with before-and-after photographs?
- Is a laboratory test included, and is the laboratory accredited by EIAC?
- How many tanks and what capacity does the price cover, and does it include VAT?
- How long will the water be off, and how will you tell me about any leak or damage you find?
How to check a company’s Dubai Municipality approval
Ask the company for its Dubai Municipality approval for water tank cleaning, and check that the company name matches its trade licence.
Dubai Municipality also publishes a Health & Safety approved list page on its website, which includes a List of Cleaning and Disinfection Companies. When we checked on 24 October 2026, the version on that page was issued in July 2021 and covers disinfection work. If an approval is unclear, contact Dubai Municipality on 800900 before you book.
How OMEGA handles water tank cleaning
For villas, OMEGA offers water tank cleaning as an add-on to its annual maintenance plans. The guide price is from AED 1,695 a year including VAT, for two cleans a year. Each clean drains, desludges, scrubs and disinfects the tank, and you receive before-and-after photographs. OMEGA’s own team does the work.
The tanks, access and price are confirmed by survey before the add-on joins your contract. Laboratory testing and repairs are included only where expressly agreed. Tanks in apartment buildings and other properties are quoted after a review of the tanks, access and supply arrangements.
