The survey identifies maintainable equipment by type, location and accessible model or rating. Condition, access constraints, existing faults and specialist dependencies inform the maintenance programme.
Registered common-area HVAC and ventilation, electrical distribution, water supply, drainage and pump systems receive the agreed checks and servicing. The schedule follows the installed equipment, its condition, manufacturer guidance and site requirements.
Requests are logged against the affected location and equipment. Technicians diagnose the fault, make safe where necessary, complete covered corrective work where practical and identify any parts or additional work requiring approval.
Lifts, fire systems, generators, BMS, access control, CCTV and other specialist systems are identified individually. Required specialist attendance, approvals and third-party inspections are defined in the agreed service matrix.
The proposal can include supervision, technical staff, common-area cleaning and relevant site support. Deployment, duties, access, consumables and specialist interfaces are assessed for the actual building.
The agreed reporting arrangement tracks planned tasks, reactive work, readings, outstanding defects and equipment status. Recurring failures are reviewed, and recommendations separate routine maintenance from renewal or capital works.
Building scope, staffing, attendance arrangements and pricing are agreed after survey. Residential plan entitlements do not automatically apply to a building contract.
