Choose the report purpose

Technical snagging reviews defects and priorities. A condition record documents visible condition; repairs and technical investigations are scoped separately.

Choose the size that covers your property. Larger, unusual and commercial properties need a tailored scope.

How a finding is reported

Illustrative example — not a customer report or a verified site finding.

Every recorded observation is located on the plan, photographed, measured where it matters and given a priority — so you can send one clear list to your developer, landlord or contractor.

OBS-014Moisture · living room
Location
Living room · ceiling, beside the supply diffuser
Observation
Water staining; 38% WME moisture at the stain edge against a 12% dry reference.
Likely cause
Condensate from the concealed fan-coil unit above the ceiling.
Priority
High investigate before handover
Next step
Open the access panel; check the drain tray, condensate line and insulation.

The right scope for your report

The purpose determines the checks and deliverables. OMEGA confirms both before booking.

Technical snagging

Accessible visual and operational checks, with measurements where agreed. Located photographs, priorities and recommended actions form a rectification register for your developer, landlord or contractor.

Visible-condition record

A photographic record of the agreed areas and their visible condition. Technical testing, investigation and a full snag register are separately scoped.

Inspection limits stay clear. The record states inspected areas and access or test limits. It is not a structural certificate, valuation or compliance approval, and cannot guarantee that every concealed defect is found. Destructive tests and specialist certification are arranged separately.
