Start with the building, not a residential plan

A building AMC has to account for common systems, occupancy, access and specialist interfaces. Record the use, approximate floor and unit counts and the areas to be maintained. A residential plan price or bedroom count cannot describe that work. OMEGA surveys the site before confirming a building scope and price.

Make an asset list that can be checked

Use available schedules, drawings and operation manuals as a starting point. List system type, location and known quantities. Add accessible model or capacity information where available; do not enter hazardous plant areas to collect it.

  • Common-area cooling and ventilation equipment.
  • Electrical distribution and accessible local panels.
  • Water supply, tanks, pumps, drainage and sumps.
  • Lifts, generators, fire systems and other specialist equipment.
  • Access control, CCTV, intercom and central controls where present.

Separate routine work from specialist coordination

Ask which systems OMEGA will maintain directly and which need an authorised specialist, manufacturer or existing provider. Identify contracts already in place so proposals do not duplicate or omit responsibilities. A general maintenance survey is not an independent statutory inspection or a certificate for specialist systems.

Describe the service arrangement you need

A visiting team, dedicated site team or combination can serve different operating needs. Share the required coverage, access and operational constraints rather than assuming a headcount fixes the answer. Supervision, technical roles, cleaning, reception and security coordination should be defined by duties and assessed deployment. Agree what the maintenance programme will record

A useful proposal connects the equipment register to planned tasks and reactive work. The schedule reflects equipment condition, manufacturer guidance, access and agreed requirements. Reporting should identify completed tasks, relevant readings, defects, temporary restorations and work awaiting parts or approval. Repeated failure should be reviewed against earlier records.

Disclose existing concerns before mobilisation

Share known leaks, repeated alarms, ageing equipment, inaccessible assets and outstanding corrective works. Keep the starting-condition record distinct from new faults. That helps separate routine maintenance from replacements, upgrades or rectification that require their own quotation.

Compare proposals using one scope

Use the same building brief for each comparison and ask about differences.

  • Asset quantities, covered areas and planned tasks.
  • Reactive support, escalation and response arrangements.
  • Deployment, supervision and relief arrangements where applicable.
  • Specialist services and who coordinates them.
  • Parts, consumables, access equipment and additional-work approval.
  • Reporting, maintenance history and handover of agreed records.

Use the builder even when quantities are unknown

Choose the systems and services that need assessment, add known counts and leave uncertain quantities for the survey. Add optional team preferences, reporting needs and access priorities.
