How often should you service your AC in Dubai?

How often to service a home AC in Dubai: once a year before summer, twice for heavy use, filters monthly in summer, and when a contract makes sense.

How often should an AC be serviced in Dubai?

Daikin’s Middle East guidance treats one service a year, ideally before summer, as standard, and suggests twice a year where use is high. The UAE government describes the country’s summer as hot and humid, and that is when a weak fan, a blocked drain or a dirty coil shows up as poor cooling, leaks and higher bills.

Filters need attention far more often than a full service. DEWA says clogged or dirty filters block normal airflow and reduce efficiency significantly, and recommends cleaning them periodically, or at least once a month in summer.

Your own equipment’s manual and condition matter more than any calendar. A unit that serves a bedroom used around the clock works harder than one in a guest room that is rarely switched on.

What a proper AC service covers

Daikin describes a service as a look at the whole system: coils, refrigerant levels, wiring, drainage, fans and controls. Ask for a written record that lists each unit, what was cleaned and tested, and anything left for later because of access, parts or approval.

For a step-by-step list of what to check before the heat, see our pre-summer AC maintenance checklist.

  • Filters cleaned or replaced, and the return grilles checked.
  • Indoor coil and fan checked for dirt and build-up.
  • Drain pan and condensate line cleared, and the flow tested.
  • Outdoor unit checked for airflow, fan operation and debris.
  • Thermostat and controls tested, with the readings recorded.

Signs your AC needs a service sooner

Do not wait for the yearly date if any of these appear. Switch the unit off through its normal control if it smells of burning or trips the breaker.

If a unit is leaking or not cooling now, read how to describe an AC problem to a technician.

  • Rooms take longer to cool, or never reach the set temperature.
  • Water drips from an indoor unit or stains the wall below it.
  • A musty smell, or visible mould on the grilles.
  • New noises, rattles or a fan that starts and stops.
  • Your electricity use rises without a change in how you use the home.

Split or ducted: does the system type change the interval?

The yearly service applies to both. What changes is access. A split unit’s filter is usually behind the front panel, while a ducted system’s indoor unit often sits above a ceiling and is reached through an access panel. Some ducted filters need a ladder, so ask the technician to show you the safe way or include filter cleaning in each visit.

Duct cleaning is a separate job from a service. Decide on it from what an inspection finds, such as dust building up at grilles or mould inside the ducts, not from a fixed calendar.

One-off service, AC-only contract or full home AMC?

A one-off service suits a single unit with light use, if you will remember to book the next one. An AC-only contract plans the AC visits but leaves electrical and plumbing faults to separate call-outs. A full home annual maintenance contract plans AC, electrical and plumbing care under one agreement.

OMEGA’s annual plans include planned AC, electrical and plumbing maintenance, with 2, 3 or 4 planned visits a year on Core, Core Plus and Perform. They are preventive maintenance plans: every plan includes unlimited free call-outs for listed emergencies and a service record after every visit. For the 6 listed emergencies: one technician for up to 1 hour on site, with no labour charge in that hour. Parts, and work beyond that, are quoted first. Labour for planned maintenance is included. Repairs and parts are quoted first. We reply within 1 working hour, and a technician is on site within 6 working hours (Mon–Sat 9am–5pm, excluding Sundays and UAE public holidays).

Core starts from AED 1,995 incl. VAT for a studio apartment. See every size on AMC plans and prices in Dubai.

For houses, Core starts from AED 2,995 incl. VAT for one bedroom. Compare plans on villa AMC prices.

What to ask before you book

Put the same questions to every provider, and keep the answers in writing. If something is wrong now, OMEGA’s maintenance inspection is AED 200 incl. VAT for one concern, deducted from an approved repair quotation. On an annual plan, an AC coil deep clean is available on request from AED 495 incl. VAT per unit a year (minimum two units), and duct cleaning from AED 595 incl. VAT per ducted unit, with the scope measured on site.

  • Which units and which parts of each unit are covered?
  • How many planned visits a year, and in which months?
  • Are emergency call-outs included, and what counts as an emergency?
  • Are parts, gas top-ups and consumables included or quoted separately?
  • Will you get a written record after every visit?

Questions, answered.

  • How often should AC be serviced in Dubai?

Once a year, ideally before summer, is the standard in Daikin’s Middle East guidance, and twice a year where use is high. DEWA recommends cleaning filters at least once a month in summer. Your unit’s manual and condition come first.

  • How often should I clean my AC filter in Dubai?

DEWA recommends cleaning filters periodically, and at least once a month in summer, because dirty filters block airflow and reduce efficiency. Check your manual for how to remove the filter; some ducted systems need a ladder or an access panel.

  • Is an AC service twice a year necessary?

Not for every home. Daikin suggests twice a year where use is high, such as units that run around the clock. A unit with light use is usually covered by one service before summer and regular filter cleaning.

  • How often should AC ducts be cleaned in Dubai?

Decide from what an inspection finds rather than a fixed calendar: dust building up at grilles, mould or a lasting smell. Duct cleaning is separate from a service. With an OMEGA plan it is available on request from AED 595 incl. VAT per ducted unit.

  • Does servicing the AC lower my DEWA bill?

It can help, but there is no fixed saving. DEWA says dirty filters reduce efficiency significantly, and that each degree higher on the thermostat can save up to 5% of AC consumption. It recommends 24 °C or higher.

  • When should I replace an AC unit instead of servicing it?

DEWA gives ten years as the optimal lifetime of an AC unit, and says replacing older units with 4- or 5-star rated models can save up to 25%. Use your service records to see how often an older unit fails before you decide.
