Use condition and history to plan the service

Arrange a review before sustained heavy use, especially if cooling has weakened or the same fault has returned. Share the equipment and service history so the technician can assess the installed systems. A calendar reminder helps, but a fixed schedule is not a substitute for the manufacturer’s guidance, site conditions and agreed AMC programme.

Make simple observations from normal living areas

Check normal thermostat operation, visible outlets and accessible surfaces without opening equipment.

  • Airflow reaches the rooms as expected.
  • Controls respond and do not show an unexplained fault.
  • There are no fresh water marks or drips around diffusers and ceiling access points.
  • Starting or running the system does not produce a new unusual sound or smell.
  • Furniture and other household items do not obstruct normal air outlets.

What preventive work should establish

The agreed maintenance checks can include reusable filters, accessible coils and condensate paths, fans, controls, visible insulation and operating observations. After work, equipment is reassembled and its operation checked. Relevant readings and unresolved findings belong in the service record. Filter replacement, deep coil treatment or additional repairs depend on condition and the agreed scope.

Keep filter care appropriate to the equipment

DEWA recommends periodic filter cleaning and at least monthly attention during summer. Ask the technician how that guidance applies to the fitted filters and safe access in your home. Do not climb or dismantle equipment to follow a general checklist; arrange suitable access and competent servicing.

When ducts or other systems need separate assessment

Dust, persistent odours and recent renovation work may justify further investigation. Duct cleaning is a distinct scope from ordinary filter and unit servicing. The source of odour or moisture should be assessed before deciding which cleaning or repair is appropriate.

Finish with a clear next action

Keep the completed service record and distinguish work that was tested from work deferred for access, parts or approval. Tell OMEGA about recurring concerns. Maintenance helps identify deterioration; it cannot guarantee that equipment will not fail.
