Start with the property you actually have
An apartment size is a useful starting point for a guide price, but it does not describe every system. A one-bedroom apartment with a maid’s room, large terrace or additional equipment may need a different scope. For a villa, list dedicated pumps, outdoor AC equipment, tanks, pools and controls rather than assuming they all belong to the standard plan.
Ask what happens during preventive maintenance
Compare the actual task list. A count of visits alone cannot tell you whether the same work is covered. OMEGA agrees the equipment register and visit programme before activation.
- AC: reusable-filter cleaning, accessible condensate checks, controls and relevant operating observations for the listed equipment.
- Electrical: condition and operation checks on accessible boards, switches, sockets and registered lighting, with safe isolation when needed.
- Plumbing: accessible leaks, fixtures, traps, local drainage and registered water heaters.
- Records: equipment location, work completed, relevant readings, outstanding defects and the recommended next step.
Read response and call-out benefits separately
OMEGA Core includes four free emergency call-outs per year with a 24-hour response. Core Plus includes six with a six-working-hour response. Perform includes unlimited free emergency call-outs with a three-working-hour response. Labour is free for covered maintenance and repairs. Response is not a promise that a repair will be completed within that period; arrangements and working hours are confirmed for the property before activation.
Find the boundary between covered labour and extra work
A covered fault may still need a replacement component or work beyond routine maintenance. Ask how parts, access equipment, concealed repairs, specialist attendance and reinstatement are assessed. For example, replacing a heater may involve pipe connections and opening and repairing a ceiling. OMEGA explains and agrees additional scope and price before proceeding.
Check the handover from diagnosis to action
A useful service record should distinguish a completed repair from a temporary restoration, an isolated asset and work waiting for approval or parts. Repeated faults should be compared with previous findings. Ask who reviews the issue and how the next action will be communicated.
A comparison checklist to keep
Use the same questions for each proposal so that the annual amount refers to a comparable service.
- Property, rooms and covered equipment identified.
- Planned maintenance tasks and visit programme written down.
- Response arrangements, working hours and free call-outs clear.
- Covered labour separated from parts and additional works.
- Reporting, access and approval arrangements understood.
- Actual scope confirmed before payment or activation.
When a building needs a different proposal
Common-area plant, multiple occupancies, dedicated staffing and specialist contracts call for a building survey and tailored quotation. A residential plan is not a substitute for a building facility-management scope.
