Start with the decision you need to make

Snagging, a condition record and a maintenance assessment serve different purposes. Tell the team whether you are taking handover, considering a purchase or lease, recording a tenancy change or trying to get a fault repaired. Selecting the purpose is more useful than asking for a generic inspection.

  • Handover or pre-purchase / pre-lease technical inspection: accessible finishes, fittings and agreed operational checks, with located observations and recommended follow-up.
  • Visible-condition record: a documented picture of the accessible property condition at a point in time, useful for move-in or move-out comparisons.
  • Maintenance inspection and quotation: investigation of the reported work so OMEGA can define a repair scope and quotation. The AED 200 inspection is a separate service from a property report.

Agree what can actually be checked

Confirm the inspection scope and the equipment and areas involved. A visual report is not a structural certificate, valuation, authority approval or guarantee that concealed defects do not exist. Pressure, flood, destructive and specialist tests need an expressly agreed method, access and appropriate permissions. Do not assume they are part of every snagging inspection.

Arrange safe access and available services

Ask the owner, developer or building management to confirm access and any conditions for an independent inspector. Check whether electricity, water and cooling are available so the agreed operational checks can be attempted.

  • Share the unit or villa details and available floor plans.
  • Arrange authorised keys and access to the agreed rooms and service areas.
  • Identify existing damage and concerns with dated photographs.
  • Share the developer’s handover instructions or the tenancy condition record.
  • Explain utilities or equipment that cannot be operated on the day.

Understand the report you receive

Findings should identify a location, what was observed and the recommended action, with photographs where useful. An item that was inaccessible or could not be tested should be distinguished from one that was checked and found satisfactory. A report records findings; it does not by itself make a developer accept liability or decide a deposit dispute.

Use a traceable follow-up list

Send relevant observations to the responsible party through the agreed channel and keep the response. Record each item as open, rectified or requiring more information. For completed work, agree whether a separate reinspection is useful and confirm its scope and charge rather than assuming it is included.

Bring the original record to the next inspection

Room names, photo locations and the earlier item list make a comparison more useful. A later condition record may show changes, while a technical reinspection checks agreed rectification items. Explain which of those outcomes you need when requesting the visit.
