Start with the exact property and intended change
Identify the address, building or community, ownership or tenancy position and the work proposed. Internal repainting, a bathroom relocation and a commercial fit-out are different scopes. Ask management and the relevant authority which permissions and contractor-access arrangements apply to your property before booking the work.
Identify changes that affect services or structure
Drawings and a site review help reveal what a seemingly small alteration touches.
- Walls, partitions, openings and structural elements.
- AC equipment, ventilation and controls.
- Electrical circuits, connected loads and distribution.
- Water supply, drainage and wet-area layouts.
- External appearance, roofs, pools or outdoor structures.
- Fire and life-safety arrangements in the affected premises.
Confirm the authority route for the address
Requirements depend on jurisdiction and the nature of the work. Dubai Municipality, Dubai Development Authority, other competent authorities and building or community management can have different processes. Utility changes may need separate coordination. The DDA fit-out permit page linked below describes its own process; it should not be treated as a universal rule for every Dubai building.
Prepare information before comparing quotes
Share available drawings, measurements, photographs, equipment information and the required finish. State who is arranging design, approvals, access permits, protection and reinstatement. Missing information can produce quotations that appear comparable but assume different work.
Plan work around approvals and access
Confirm working hours, deliveries, lift use, waste removal and any required shutdowns with the relevant parties. Keep the programme provisional while approvals and the actual work scope are being confirmed. OMEGA assesses the project, required disciplines and coordination route before agreeing delivery.
Keep approved changes and the handover record
Retain the accepted scope, relevant approvals, revised drawings where provided and the final work record. If the site reveals a new condition, agree the change before additional work proceeds. Do not conceal an unresolved leak or defect simply to finish the decorative stage.
