How to compare a painting quotation in Dubai

Compare surfaces, preparation, paint system, coats and cleanup — including how to read Jotun Fenomastic and National Paints specifications.

Start with what will be painted

A studio or bedroom count is a guide to the property, not a measurement of the paintable surface. Confirm the rooms, wall heights and whether the scope includes ceilings, doors, frames or other surfaces. Note fitted furniture, occupied rooms and access restrictions. A walls-only refresh cannot be fairly compared with a complete repaint and reinstatement package.

Specify the product, not just the brand

Jotun Fenomastic is a range; the quotation should identify the particular product, finish and colour. Jotun’s UAE page for Fenomastic My Home Rich Matt, for example, identifies a specific interior emulsion and provides its technical documentation. A different Fenomastic product may have a different finish and application specification.

Compare the National Paints specification on the same basis

National Paints also offers different interior products and finishes. Its Eggshell Emulsion data sheet distinguishes matt, silk and semi-gloss finishes and gives preparation and coating-system guidance. “National paint” alone does not establish which product is being supplied or whether it is comparable to the quoted Jotun product. Confirm the exact locally available specification, compatibility and intended finish.

Account for preparation before counting coats

Inspect loose coating, holes, cracking, staining and evidence of moisture. Clarify which filling, sanding and priming are included. An active leak or unstable surface needs its cause assessed before repainting. The National Eggshell data sheet calls for a clean, suitably prepared and primed surface and describes a two-topcoat system; the selected manufacturer’s current system and the actual substrate should inform the job.

Understand what a coat does and does not mean

A compatible same-colour refresh on a sound surface is different from changing a dark colour to a light one or painting repaired substrate. A one-coat proposal needs assessment of suitability and the expected finish; it should not silently substitute for an agreed full system. Confirm the preparation, primer where needed, topcoats and drying sequence in the quotation.

Paint is only one input. A realistic quotation accounts for the work required to deliver the agreed result.

  • Materials: the specified paint system, filler, primer where needed and consumables.
  • Preparation and application: the measured surfaces, condition, coats and required labour.
  • Protection and access: masking, covered floors and contents, furniture handling and permitted working arrangements.
  • Logistics and supervision: deliveries, access and coordination for the property.
  • Completion: snag correction, removal of protection and the cleaning required for the work.

Why a material price is not a finished-job price

A can price does not include labour, protection, preparation, transport or cleanup. Equally, the lowest advertised apartment price may describe a narrower scope than yours. Compare current supplier quotations for the exact products and quantities; do not assume a permanent percentage premium between Jotun and National or treat an old advertisement as a current material cost. OMEGA’s published guide amounts remain indicative until the property and scope are confirmed.

Make cleaning and associated repairs explicit

Painting normally needs protection and cleanup. More substantial cleaning is assessed with the job; deep cleaning is not sold as a standalone OMEGA service. Water damage, ceiling access, substantial plaster repairs or other associated work may change the quotation and must be agreed before proceeding.

A short brief for an accurate discussion

Share the property type, approximate room dimensions or plans, clear wall photographs, occupied or vacant status, existing and proposed colours and the desired finish. Identify the surfaces to include. OMEGA recommends the AED 200 inspection including VAT before finalising the quotation; the repair and painting work is quoted separately.
