Start with the history of water entry
Mark where water appeared during previous rain and note whether it came through a roof, balcony, window, service opening or ground-level area. Keep safely obtained photographs and any earlier repair records. A stain inside can be a symptom some distance from the actual entry point.
Review accessible drainage and weather protection
OMEGA assesses safe access and the appropriate checks for the property.
- Accessible roof and terrace drainage, gutters and outlets.
- Visible membrane condition, upstands and parapet joints.
- Accessible door and window seals and external joints.
- Basement drainage and sump equipment where present and within the agreed scope.
- Interior staining that may need a separate moisture or leak investigation.
Do not turn an assessment into an uncontrolled test
Do not climb onto roofs, remove electrical covers or flood areas to find a leak. Any water testing, concealed investigation or specialist access needs an agreed method and permissions. An accessible inspection cannot guarantee that a property is watertight in every storm.
Separate the finding from the remedy
The report or assessment should identify the observation, location and proposed next step. Cleaning a blocked accessible outlet is different from repairing a membrane, replacing a failed seal or correcting a drainage design issue. Repairs, associated work and necessary cleaning are assessed and quoted before proceeding.
Keep a seasonal record
Review earlier defects before expected wet weather and after a significant event when it is safe. For buildings, coordinate common-area and specialist responsibilities with management. Record what was completed and which areas remain inaccessible or require further assessment.
